A lease may not be sent for signing if it overlaps with another lease on the same unit. Any overlapping leases will need to be deleted or canceled before sending the lease draft for signing.
There are a few reasons why there may be an overlapping lease:
- Payments were set up before the lease was drafted.
- A previous lease was terminated early, and the lease end date was not updated.
- There are multiple consecutive leases needed for individual rooms.
The needed action will differ based on the reason for the overlap. Solutions for each scenario are listed below.
Payments were set up before a lease was drafted.
If payments were set up before the lease was drafted, then an External Lease will appear on the Leases Tab of the account. To send out the lease draft, the external lease will need to be deleted.
To delete the external lease, navigate to the Payments tab and delete the charges associated with the external lease.
To delete all the charges at one time, select the checkbox in the upper lefthand corner of the payment schedule.
Once all charges are selected, press the trash can icon to delete the charges.
Note: Charges that have payments scheduled or processing may not be deleted. If the tenant has already scheduled payments, contact email@example.com.
If the payment schedule is still in progress, this schedule will need to be completed in order to delete the charges and the external lease.
After the charges are deleted, navigate back to the Leases Tab. Press the more button on the external lease. Then select Delete Lease.
Once the external lease has been deleted, the lease draft may be sent for signing.
A previous lease was terminated early, and the lease end date was not updated.
If a tenant moves out early or is evicted, the lease on Avail will need to be canceled early so there is no overlap with new leases.
