Landlords, stop chasing checks and tracking multiple renters who send payments from a variety of sources. With Avail, you will always know who is paying rent and when to expect the funds in your bank account.
Rent charges, security deposits, and other fees can easily be posted as a Payment Schedule.
If you are a landlord who would like to have your tenants sign a lease through Avail, Follow this guide to prepare and send the lease before moving on to the steps below. As soon as the lease is sent- even prior to signing, charges can be set up so the future tenants can make payments right away.
If you are not using Avail to sign a lease, scroll down to Part II: Creating a payment list from the Payments Tab.
After sending a lease for signature, return to the Leases Tab and press the Set Up Payments button.
A schedule of charges is displayed. Each item can be removed or edited by pressing the Pencil icon.
Once any needed changes are complete, press the green Confirm Payments button.
Tenants can now view the charges and schedule payments for these amounts.
Part II: Follow these steps if you do not need a lease signed.
Start by Navigating to the Payments Tab and press Create New Payments
Next, confirm the basic lease terms.
Add applicable standard deposits and fees.
Any fees not listed here can be added later.
Review and confirm the schedule of charges.
Invite your tenants by entering their names and email addresses.
Workaround using true tenant data if you are not ready to invite them at this time by entering a "dummy" email address. This can always be updated to tenants' real emails at a later time.
Return to the Payments Tab for final review of the full schedule of charges payable by tenants.
Press Request a Payment to add additional charges if needed.
