There are a variety of reasons why a landlord may need to adjust the end date of a lease. It may be mutually agreed between all parties to cancel the contract. Under more unfortunate circumstances tenants may require eviction or skip. It is also possible that the date entered is simply found to not match the lease that was signed outside of Avail. Regardless of the reason, Avail provides the flexibility for landlords to adjust the lease end date as needed.
Below are step by step instructions for lengthening or shortening the system-end-date of a lease.
- Editing the end date of a lease, will not effect the contracted term of a digitally signed lease.

To begin, navigate to the Leases tab for the desired property.
Then on the lease that needs changed, press the More^ button and select Cancel Lease Early.
In addition to shortening a lease, it is also possible to set a later date and extend the lease using this function.
Next, confirm the new lease end date.
If canceling a lease early and rent charges had been posted through the original term, it is important to delete those now to avoid any unnecessary rent due notices from being sent to tenants.
Do this by navigating to the Payments Tab. Check the boxes next to future rent charges that will not be collected. Then press the garbage can button to confirm their removal.
