Avail provides ready-made state-specific leases that can be can be easily compiled and customized to suit the needs of individual landlords and their properties.
This guide will summarize the steps of preparing a lease from scratch.
To get started, those new to Avail can choose Draft a Lease after first signing up.
Start typing the address of the property being leased, and then select it when it shows as an option.
If the address does not pop up, it may be missing from Google Map's database and will need entered manually. Choose Enter Address Manually so the true address can be completed.
Landlords who are already setup in Avail should start by navigating to the Leases Page for the desired property and press New Lease.
New Lease Step 1: Lease Term
Choose the start and end date for the lease, and then press Next.
New Lease Step 2: Rent, Deposit & Fees
Complete the fields with appropriate amounts. Press Store Bank Location to disclose where Security Deposit Funds will be held.
New Lease Step 3: Options
The following selection will determine wording of certain clauses within the lease.
New Lease Step 4: Clauses
Read through and edit/add clauses as needed. Clauses will still be editable at the final review of the entire lease draft.
New Lease Step 5: Rules
Read through and customize the lease rules. As with clauses, rules are still editable at the final review of the entire lease draft.
Though a requirement on most leases, it is rare that a landlord with a smaller portfolio would have code violations needing disclosure. The option is available when needed.
New Lease Step 7: Attachments
Most required documents will automatically be provided by Avail. While we do our best to ensure that local standards are met, it is each landlord's responsibility to be familiar with lease requirements in their area. Any disclosures can be removed if preferred and additional attachments added.
New Lease Step 8: Lessor Info
Leases require landlords to provide a phone number and address where they can be contacted. Enter these detail here if not automatically completed.
The final draft of the lease is provided for review and any remaining edits can be made at this time. Changes are saved in real-time so there is no need to press a Save button.
When ready to initiate the singing process enter all Lessee names and email addresses, and then simply press Send For Signing.
All lessees will receive email notifications to review and sign the lease.
Once out for signature, no further edits are allowed. If changes are required, the lease can be retracted by pressing Unlock To Edit. If done, any existing signatures will be removed.
In moments, the tenants can sign, and then once countersigned- the lease contract is legal and binding.
