It is not uncommon that mid-lease roommates change and the lease needs to be updated. Instead of editing the current lease or creating an addendum, Avail allows you to set the current lease to expire early so a new lease can replace it.
1. Update the effective end date of the current lease by "Canceling the Lease Early"
2. Create a new lease for the remaining tenant and new tenant.
On the Leases page for the unit, press the More^ button and then select Cancel Lease Early.
Next, set the new lease end date to correspond with the date the lease change will go into effect.
Now, a new lease can be created which will not have overlapping dates.
Create a new lease for the current and new roommates which starts one day later than the previously set cancellation date.
This will be signed by them and then countersigned by you as usual.
Lastly, Add the new roommate as a Tenant on the schedule of charges so they are able to submit rent payments.
From the Payments tab, press the Settings button
Press +add a tenant and reconfirm the new roommates name and email so they are able to review charges and schedule payments.
The updated tenants are now on a proper lease and able to submit payments.
