Avail have help with late rent through preset email notifications as well as by posting late fees automatically.
Landlords can configure multiple rent due reminders as a proactive measure. Setting up automatic late fees, also helps with one less detail to track and enforce.
We've found that tenants don't want to be late. Sometimes they forget. By default, reminders will be sent if full payment has not been scheduled or submitted 5 days before due, 1 day before due, on the due date, and then 5 days past the due date. These are configured as desired whenever a new payment schedule is created and can be adjusted any time through Payment Settings for a unit.
You can enable your account to automatically assess late fees at a specific point when rent is past due. This allows you to be consistent without constant monitoring. Our data shows that consistently assessing late fees discourages tenants from late rent paying behaviors.
Avail also allows you to post individual late fees manually as necessary in addition to or if you do not want charge them automatically.
These are also set whenever a new payment schedule is created and can be adjusted any time through Payment Settings for a unit.
