Tenant Screening is one of the most important steps of the leasing process. This is where landlords identify trustworthy renters and filter out those who are too much of a risk.
This is done most effectively by reviewing the following for each prospective lease holder:
- Residency History
- Proof of Income
- Credit Report and Eviction History
- Criminal Background and Sex Offender Registry
This can all be done with zero paperwork and no cost to the landlord. The days of having forms filled out by hand, deciphering applicant handwriting, and then securing that page full of sensitive personal data are over.
The steps to invite a candidate to apply are easy. Renters can even complete applications on their phone as soon as they finish touring a property.
The only information needed to send an application invite is a Name and Email (each applicant must have a separate unique email address).
Step 1: From the landlord dashboard, go to the Unit View for the property by pressing Manage Unit
Step 2: Click on the Applications Tab
Step 3: Choose the desired screening reports to request
Note: the default setting is for the applicant to pay the application fee. Checking the box labeled, "I'll pay the application fees" will change this so the landlord pays the application fee.
It is highly recommended that all tenants process a Full Bundle of reports. Avails prices are completely in line with industry standards and most renters expect to pay for this screening process. Co-signers who are not living in the unit may only be required to provide a Credit Report.
Note: Avail offers added value in that if a tenant is not accepted to lease, they are able to share the reports with other landlords for future consideration.
Additionally, the manner in which credit reports are generated by Avail is considered a "Soft Pull" on the Credit Report, and do not affect the applicant's credit score or show as an inquiry on their credit report.
Step 4 (Optional): Customize the application by adding additional Application Questions.
Step 5: Enter the Name and Email address of the applicant. To send the application invitation by text message, select the phone icon on the right-hand side and enter the applicant's mobile phone number.
Additional applicants can be invited to apply together by pressing Add Applicant.
Step 6 (optional): Type a personal message to the applicants.
Step 7: Press Request Application. This will send the application request to the desired email address or phone number.
Conclusion: At this point, a notification is sent to all prospective tenants inviting them to apply. If for any reason they do not see the email, the applicant may go directly to Avail.co and sign up as a tenant. Once logged in, the tenant will be prompted to complete the application from their dashboard.
Once the applicant completes the application, an email notification will be sent to the landlord. To review the reports, navigate back to the Applications tab and press the View button on the desired application.
