Tenant Screening is one of the most important steps of the leasing process. This is where landlords identify trustworthy renters and filter out those who are too much of a risk.
This is done most effectively by reviewing the following for each prospective lease holder:
- Residency History
- Proof of Income
- Credit Report and Eviction History
- Criminal Background and Sex Offender Registry
This can all be done with zero paperwork and no cost to the landlord. The days of having forms filled out by hand, deciphering applicant handwriting, and then securing that page full of sensitive personal data are over.
The steps to invite a candidate to apply are easy. Renters can even complete applications on their phone as soon as they finish touring a property.

The only information needed to send an application invite is a Name and Email (each applicant must have a separate unique email address).
Step 1: From the landlord dashboard, go to the Unit View for the property by pressing Manage Unit
Step 2: Click on the Applications Tab
Step 3: Press Request Application or Request Your First Application
Step 4: Choose the desired screening reports to request
It is highly recommended that all tenants process a Full Bundle of reports. Avails prices are completely inline with industry standards and most renters expect to pay for this screening process. Co-signers who are not living in the unit may only be required to provide a Credit Report.
Note: Avail offers added value in that if a tenant is not accepted to lease, they are able to share the reports with other landlords for future consideration.
Additionally, the manner in which credit reports are generated by Avail is considered a "Soft Pull" on the Credit Report. Since applications are self initiated by the tenant, they do not effect their credit score or show as an inquiry on their credit report.
Step 5: Decide who pays for the reports.
Step 6: Enter the Name and Email address of the applicant. Additional applicants can be invited to apply together by pressing Add Applicant.
Step 7 (optional): Enter custom questions (premium subscription required).
Step 8 (optional): Type a personal message to the applicants.
Step 9: Press Request Application.
Conclusion: At this point an email is sent to all prospective tenants inviting them to apply. Following a link from the email is NOT required. If for any reason they do not see the email, they only need to go to Avail.co and sign up or sign in. Once logged in, they will be automatically prompted to compete the application for the requested property.
